Real estate residency in Türkiye (short-term residency by owning a property) is one of the most popular methods of residency for Arabs. But its conditions have changed in recent years, and many still rely on outdated information. The most important condition: $200,000
Since October 2023, the minimum property value for requesting residence for the first time on the basis of ownership has become 200 thousand US dollars or its equivalent in Turkish Lira at the time of purchase, in all Turkish states. Before that, the limits were lower ($75,000 in major cities and $50,000 in others) for a specific period.
Be careful: what matters is the officially registered and confirmed value, so do not register a lower price in the land registry.
Other terms you should know
- The property is residential (apartment or villa), not a shop or land.
- Actual residence in it: The property in which you apply to reside must be for housing, and it is not permissible to rent it and obtain residency on it at the same time.
- Closed neighborhoods: There are neighborhoods that are closed to registering new residency permits for foreigners. Even if you own it, you may not be able to register your residency at its address. Check before purchasing.
- Valid health insurance for the duration of stay.
- Earthquake insurance (DASK) and property papers are in order.
Duration and renewal
Short-term residence is usually granted for up to two years per application, but may be less at the discretion of the Immigration Service. Upon renewal, proof of continued ownership and actual residence in the property is required. If you sell the property, the residency basis ends.

- Preparing documents: passport, personal photos, taboo document, health insurance, DASK insurance, and any additional documents required by the department.
- Fill out the application electronically on the immigration management system and book an appointment.

If your budget is less than $200,000
Purchasing for a lower amount does not prevent you from owning property, but it alone is not sufficient to request a new real estate residence permit. There are other types of accommodation (tourist, family, student, work) that may suit your situation, and the property can remain an investment and rental income.
